When it comes to registering an Ejari, there is often confusion between landlords and tenants. According to the Real Estate Regulatory Agency (RERA), the landlord is responsible for registering the Ejari and the tenant is responsible for paying the fees. To obtain an Ejari account, tenants and landlords must visit the Dubai Land Department and complete the registration process after receiving their training certificate. In addition to online registration, tenants and landlords can also visit designated typing centers in Dubai with the relevant documents.

It's important to understand that without an Ejari contract record, your lease is not legally valid. When you visit the Ejari registry office, you will be asked if this is a lease renewal or a new lease registration. The landlord is responsible for registering the Ejari, while the tenant is responsible for covering the costs. Fortunately, RERA has made it easier to register an Ejari.

The landlord must also cancel the Ejari as soon as the tenant moves in, as only one Ejari registry can be active on a property at a time. In most cases, a consultant who acts as a mediator between both parties can take responsibility for registering the Ejari, although any additional services must be agreed upon by both parties.
