Who Issues Ejari in Dubai and What Are the Requirements?

In Dubai, Ejari is an online registration system initiated by the Real Estate Regulatory Agency (RERA) that requires all rental or lease contracts to be registered on this portal. This system is designed to protect the rights of all parties involved in the lease, as it serves as proof of the validity of the agreement and creates transparency in the event of a dispute. For example, it ensures that landlords cannot increase rent indiscriminately at the time of renewal. Recently, when my lease was due for renewal, my landlord told me that I would have to apply for the renewal of Ejari. This made me wonder: shouldn't the landlord request the Ejari? To clarify this issue, I decided to look into the laws of the United Arab Emirates. The services included in the Ejari Renewal process and documentation are the same as those in the Ejari registration process.

You can do this online through the Ejari portal, through the Ejari app, or visit any center approved by EJARI. In addition to the online registration, tenants and landlords can also visit typing centers designated by Ejari in Dubai along with the relevant documents. Some of these typing centers are located in Al Manara, Za'abeel, Deira, Al Barsha Mall and Oud Metha. Once all documents have been submitted and approved by your landlord through their account in the app, you'll receive your Ejari certificate within one to two business days. Paying for the renovation of the Ejari is usually the tenant's obligation, unless stated otherwise in your lease agreement. For eight years I had lived in the same apartment in Dubai, and every year when my lease was renewed, my landlord would send me both a new lease agreement and an updated Ejari certificate by email.

• Visit any typing center approved by EJARI with all relevant documents.
• Once you have received your training certificate, visit the Dubai Land Department and complete the registration process.
• You will then receive your Ejari certificate within one to two business days.
